Pangsapuri Melor Seksyen 5 Bangi

Earlier this year, while busy arranging my new house at Kin**t, my friends recommends me to bought this new apartment at Bangi. Its called Pangsapuri Melor Located at Seksyen 5 Bangi. Selangor. One thing this property came to my attention is because it only priced RM112K for a 3B2bath (approx. 700sqft).

After the price suited my current financial ability, my next step is to do some research. As for me which far far away from Bangi, my definite source are from some local and famous property bloggers. Here a the link for all those blogs which put their reviews and sharing about this property.

Feeling satisfied with all the information I had plus info from my friend who had bought it, I decided to buy 1 unit of this property. I've contacted the developer to enquire whether any units left as from what I read from the blogs, it weren't easy to get as it got long queue. CT who entertained my calls gave me basic info on this property and one things make me feel no hope of getting this property is there's about 200+ people queuing for all the lots available. So hoping for the best, I'd joined the que.

One week later, CT called me and tell me that whether I still interested on this property. Without any second thought, I confirmed my interest. CT informed me that I got 2 units to choose which is on level 7 or level 9. So I choose level 7 which I think a lucky number for me.

So the necessary payment * has been made and all the paperwork completed which took about 5 month to complete all the paperwork, dealing with developer, lawyer, banks etc... here's comes my 2nd long-term obligation after my first house at Sabah.

90% Property Price RM100,800.00
MRTT
RM    2,522.00
Total Financing RM 103,322.00
Monthly Installment  RM      601.56
Loan Tenure :  25 years ( 300 months)

* here are the necessary payment that I made throughout the process;
                         DETAILS  AMOUNT    AMOUNT

10% Downpayment Property RM 6,200.00
  Renovation RM 1,500.00 RM   7,700.00

S&P Agreement Stamp Duty RM 1,240.00
  Lawyer  RM    149.20 RM  1,400.00

Loan Agreement Stamp Duty RM    520.00
  Lawyer  RM 1,680.00 RM  2,200.00

Others Courier, call, etc   RM     100.00

      RM 11,400.00

For a property cost RM112K, we need to prepare about 10% of its amount. Imagine if property cost 300k or 400k, how much initial capital we have to prepare.??

For those property experts and experienced home buyer, I bet they have a very clever way on settling the initial capital.

Ooh! here's a thing that's excites me most while browsing at Mudah.com,   http://www.mudah.my/Apartment+Melor+Sek+5+Tambahan+Bandar+Baru+Bangi-23124013.htm.
To double check, i'll try to browse for another at Google and I found this; http://christyloh.iagent.my/default.aspx?p=ShowListing&pid=2156365

From 112K to 200K++?? The property not even completed yet and the price already doubled?? The positive side, I already gain here but on the negative side, it's become expensive to own a property now. Hmm....

xoxo.

Its been a long time I hadn't post..

Owh my.. It's been a long time since i posted my last blog back in 2012.. Either been busy with work, families & etc... But seriuosly i was damn busy for my new house at KK... Travelling to & for Myy-KK either by flight or car has been fulfilling my weekend activity. But no regrets, it's to make sure my house was in good condition and renovated to the best effort. Since this was my new house, I & my wife were super excited to make our first house as our dream home. Ahah... Not to mention how much had we spent just for this matter. Almost 3/4 of my life saving. Throughout this process I've learned a few very important lesson as a first time house owner such as renovation matter and dealing with developer.

that's the result. Not 100% from what we imagined but well..things are done.. just live with it. Our next project is to fill our house up with furniture and fittings.

xoxo
