Buying a house - buy before its too late..

In the first quarter of 2009 (property bubble era @ KK, Sabah), I had taken a big step to getting in one of the biggest commitment for a 'makan gaji' fella like me. That commitment was to buy a new house. My fiancee (now wife) also urging me to buy a house to show to my in-laws that I'm ready to be a leader in a family.

After a several visits to developer's office and show house, we had decided to buy a double-storey-intermediate house at Kinarut. 1270 sqft for RM255,000 (RM200psf) considerably a bit expensive for that type of house at that time.

But I wish I had better choice considering my loan eligibility and my financial situation for once i had to serve the monthly payment later. There a few 'good' choices of house but I had to top up with my own money which is out of my ability. Topping up RM60K-80K is very burdening and even I have that money, I need it for my wedding which scheduled on the 3rd quarter of the year.

Serve me right (padan muka) for me because took so long to decide buying a house. I was so worried that I don't have enough money to fulfill my monthly needs. I wonder how big and nice house I can buy with the price of the house I'm buying. My friend who bought a house a house a year early enjoy a cheaper house with bigger sqft and promising area. Till now, I am so jealous of him and at the same time admiring his brave effort.

So, for those young working ladies and gentlemen who is in the category of capable to buy a house, do not wait to long to buy a house. Time won't wait for you and bare in mind that property price is keep increasing no matter how the economic situation. Do not worry about your monthly commitment for at least the next 18 months because the loan repayment will only started at least after 18 mths from the purchase date. And 1 important fact that I missed that time is that every year my salary will get increment. SO by that time I served the monthly payment, it wouldn't burdening me much. Recently one of my friend informed me that he bought same type of house at the same area which cost him around RM300K++... I believe he would be as regret as me for not taking the opportunity earlier.

As at today, it's has been 305 days the developer has delayed to handover the house keys to me as my salary already been deducted since Dec 2011.

Based on the SPA, a paragraph stated that "The Developer shall indemnify the purchaser for any delay in the delivery of vacant possession of the property. The amount of the indemnify shall be calculated from day to day at the rate of 8% p.a of the purchase price commencing immediately from the date when vacant possession ought to have been delivered until the date of Issuance of OC."

So based on my calculation here is the 'indemnify' payment that I expected to get;

RM2xxx,xxx X 8% X 300 / 365 days.
= RM17K++..
